Orchard Place: Transforming Apple Valley’s Heart into a Vibrant Mixed-Use Destination

Orchard Place is a dynamic, mixed-use development reimagining the 414-acre site of the former AVR Gravel Mine in Apple Valley, Minnesota. Envisioned as a long-term, multi-phase project, Orchard Place is set to include a diverse blend of restaurants, retail, residential, office, medical, and industrial spaces. This large-scale redevelopment reflects a thoughtful and collaborative approach to transforming underutilized land into a vibrant, high-impact destination.

The initial phase of development features two multi-tenant and one of four single-tenant retail buildings designed by our team. These single-story structures introduce much-needed energy and purpose to a previously vacant site, combining function and aesthetics in a cohesive design. The architectural palette includes cultured stone, brick, and decorative metal panels, while a raised corner tower element provides a strong visual anchor, attracting attention to the site’s new commercial offerings and enhancing its visibility from surrounding roadways.

Located at the heart of Apple Valley, the former gravel mine represented a rare opportunity for large-scale infill development. The site’s central location and expansive footprint made it a focal point for the city’s future identity. Realizing this potential required close coordination with a wide range of stakeholders—including City Staff, the Planning Commission, City Council, developers, tenants, and designers.
