A New Chapter in Purpose-Built Growth: Heritage Millwork
Faced with outgrowing their outdated facilities, Heritage sought to modernize operations while uniting their assembly and finishing divisions under one roof. What followed was a thoughtful journey of exploration, as the client weighed greenfield sites and long-term options before forging a meaningful partnership with the City of Elk River. With shared goals of job creation, community investment, and industrial innovation, the city offered municipally owned land to support the vision. The result is not just a new building, but a dynamic, future-ready facility that aligns operational efficiency with lasting architectural value.
Designed by Mohagen Hansen and delivered through a true Design-Build partnership with Benson-Orth Construction, the new Heritage facility integrates office, production, and inventory under one thoughtfully planned roof, while allowing for seamless future expansion. Every detail—from the high-performance precast panel system and EIFS wall assembly to energy-conscious exterior shading reflects a commitment to sustainability, durability, and long-term performance. Specialized air quality systems and integrated equipment support a safe, healthy environment, showcasing how industrial design can be both high-functioning and human-focused. The office area was strategically pulled outside of the production space creating a more efficient warehouse flow, with slots of glass offering daylight.
