What was once a marine retail and storage facility in Minnetonka, MN has been reimagined into a modern, climate-controlled self-storage destination. This ambitious transformation involved renovating the existing single-story Minnetonka Marine building and expanding it with a four-level addition to maximize capacity and functionality. The revitalized structure now meets the growing storage demands of the surrounding community while preserving a connection to its site’s original identity.

The first level of the facility features a drive-in loading and unloading lane, a customer-facing retail area, and integrated office space, offering both convenience and operational efficiency. The design introduces verticality to the original footprint, with four stories of climate-controlled storage tailored to protect a wide range of personal and commercial belongings. Thoughtful circulation patterns and intuitive access points support a seamless user experience, while the enhanced footprint aligns with local development goals and community growth.
