Modern Purpose: West River Road Self Storage Transformation
Located along West River Road in Minneapolis, this self-storage facility is a creative reimagining of a former metal coatings industrial site. The existing single-story structure, once dormant and burdened by environmental constraints, posed unique challenges to redevelopment. With demolition off the table due to the site's historical proximity to the riverbank and presence of hazardous materials, the design team embraced the complexity and crafted a solution rooted in adaptive reuse and strategic expansion.
Rather than starting from scratch, the project focused on revitalizing the existing structure and vertically expanding it to introduce a second story of climate-controlled storage. The first level now accommodates a drive-in loading and unloading lane, alongside a retail area, office space, and accessible storage units. This approach not only preserved the site's structural footprint but also aligned with sustainability goals by minimizing site disruption. Through careful planning and creative engineering, the facility now offers a secure, functional, and highly adaptable storage solution that reflects the evolving urban landscape of Minneapolis.
