Room to Grow: Storage Solutions with a Sharp Design Edge
Located at a high-visibility corner in St. Louis Park, this project transformed an under-utilized office building into a vibrant, modern self-storage facility with a bold architectural presence. By reimagining the space at the intersection of Highway 100 and Highway 7, Mohagen Hansen successfully repositioned the building to meet the growing demand for secure, accessible storage while enhancing its visibility and impact on the surrounding community.
The design concept focuses on creating a strong, defined presence from all directions, ensuring the facility stands out in a prominent, high-traffic location. Bold massing at the building's corners and striking architectural elements—such as large, illuminated green doors behind glass and roll-up exterior doors with lighting—grab attention from both the east and west approaches. The design is not just visually impactful; it also supports functionality, ensuring easy access and security for customers. The results speak for themselves—Extra Space Storage is leasing at a rate that exceeds initial projections, proving the success of this creative building repositioning.
